The Documents Lenders Usually Ask For, in One Checklist

Most financing applications do not stall because the business is weak. They stall because a document is missing and the file sits in a queue waiting for it. Gather this checklist once, keep it updated quarterly, and every future conversation with any provider moves faster.

The core file almost everyone requests

  • Government issued ID for every owner with a significant stake, commonly 20 percent or more.
  • Business bank statements, usually the last three to six months. Many working capital providers decide primarily on these.
  • Business tax returns, typically the last one to two years for established businesses.
  • Personal tax returns for the owners, often requested for larger amounts or newer businesses.
  • Formation documents: articles of incorporation or organization, and your EIN confirmation letter.

Financial statements that strengthen the file

  • Profit and loss statement, year to date, ideally exported from your accounting software.
  • Balance sheet as of the most recent month end.
  • Accounts receivable and payable aging reports, especially relevant for invoice factoring and lines of credit.
  • Debt schedule: a simple table of every existing loan, lease and advance with balance, payment and maturity.

Even when a provider does not require these, offering them signals an organized operator and can shorten underwriting questions.

Product specific additions

Equipment financing

An invoice or quote for the equipment, the vendor's details, and sometimes the equipment's specifications or serial numbers.

Commercial real estate

The purchase agreement or current mortgage statement, property details, rent rolls if it is an income property, and expect an appraisal in the process.

SBA guided programs

These are the most document heavy route. Alongside everything above, expect a business plan, financial projections, ownership breakdowns and program specific forms. Longer timelines are normal here, so start early.

Speed in financing rarely comes from the provider. It comes from the applicant who shows up with the file already built.

One caution before you share anything

Only send documents through secure channels to providers you have verified, and ask how your information is stored and whether a hard credit inquiry will occur before authorizing anything. A legitimate provider will answer both questions plainly.
